What should be told to the insurer?

State what is known about when the problem appeared and what a professional has established. The California Department of Insurance describes sudden accidental damage, seepage and flood as different typical policy situations, but directs readers to their own exclusions. Ask for the insurer's reasoning under the actual contract.

What can be collected without approaching the loss?

Have the policy number and insurer contact ready in a dry location. Note the timeline and ask how the insurer wants evidence supplied safely. Do not enter water to photograph a surface or handle equipment.

Stay away from the affected area, do not touch electrical switches, outlets or appliances near water, and call a professional. If anyone is in danger, leave the area and call 911.

How do estimates and coverage stay separate?

An independent provider can price inspected tasks; the insurer evaluates benefits, limits and deductible. Ask both parties which conditions they relied on. The estimate-reading guide helps check line items but has no authority to approve an insurance claim.

Can the referral operator speak for either party?

No. The operator may review a voicemail inquiry. It does not assess the property or act as an insurer or contractor.
